Flip the Script – My Buyers are Sellers Now!
When last we left our beloved Buyers, all the ducks were in a row and closing day was fast approaching. I am happy to report that everything went perfectly smooth on the day, and they are now settled in their new home and happily enjoying their new space!
Now we get to focus on selling their old home. They raised a daughter and made millions of memories in that home. They have emotional attachment and 20 years of “living” in that home. They are also smart enough to know that their memories do not add value to new buyers, so they are working on removing their personal imprint on the home to make it more marketable.
When you are focusing on raising your children and working hard to provide for them and do a great job at work, often little projects at home end up neglected. It happens to all of us. I am pretty sure there are about 20 shows on HGTV that would cease to exist if everyone was able to complete all their “plans” from when they first bought their homes. Often instead of completing the project they originally plan on, many homeowners end up just adding to that list, until it becomes to long and decide it would be best to just move.
My homeowners have graciously allowed me to follow along on their little project journey to document how little upgrades here and there can make a huge difference. We plan to make the following improvements to the home.
1. Remove all remaining personal items in the home – specifically the drapery/curtains.
2. A Deep Cleaning – 20 years of living with children and pets can deposit dirt, dust, and all manner of stains in all manner of places – baseboards, nooks, crannies etc. even when you do keep up with the housework and keep a clean home, little
3. Replace Carpet & Flooring on entire main level – kitchen, living room, master bedroom and master bath.
4. Repaint main level including stairway. Personal design choices are just that- personal. A neutral color palette makes it much easier for a buyer to envision their own personal design choices.
5. Replace Stove and Hood to match newer appliances in Kitchen
6. Locktight seal and paint basement
7. Refresh the landscaping outside – new mulch, trim trees, bushes and replace the timbers supporting front porch.
Before pictures just aren’t as fun without the afters, so we will have to wait until our work is complete for the conclusion to this piece.
