Thanks but no thanks…
“Thanks for the offer but seller has decided to accept a different offer at this time.”
Even though I somewhat expected the outcome, it is still disappointing when an offer is not accepted. Especially after searching so long and finally finding what your clients felt was “The One”.
But as we eternal optimists say, “it just means there is a better house out there for you”. My clients initially doubted themselves, thought maybe they should have offered more, the top of their budget, but I assured them they made their best offer, and it was in the hands of fate. I later found out the sellers accepted a Cash offer that closed in 2 weeks – something my clients simply could not compete with – even though it was not the highest offer. Their priority was not highest price, it was fastest and simplest transaction. In other words, this one was just not meant to be.
We got right back on the horse and started seeing properties again the very next day. When I saw my client, he told me that while they were initially a little shell shocked from the rapid turn of events – the excitement, the emotional investment, then disappointment – the longer they thought about it, the more they decided that really wasn’t the best house for them. It had an in-ground pool. That was originally one of their deal-breakers, but they thought everything else about the house was so perfect they could over-look it. But the more they thought about it, the more that pool made the house ‘not right’.
Yesterday, a home was brought to our attention from an unexpected source – their daughter. A house on her street was going up for sale. There was even a video on YouTube – but it wasn’t officially listed yet. Through some investigation, I found the listing agent and gave her a call. The details of the home were spectacular – it is basically exactly what we have been looking for – but it is a little over-budget, so we initially dismissed the idea and made an appointment to see another home today.
Overnight, my clients thought about the house on their daughter’s street. It is their dream house. The real deal. The only issue is the price. So, they thought more about how they set their budget. Maybe they are being too conservative? This will be their last home, their forever home, as she puts it, “the house we are going to die in” so why hold anything back? It has everything they want, and it is SO CLOSE to their daughter. It is above budget – but not significantly. They could afford it – it they wanted it enough.
SO now, they have a decision to make. We saw a house this morning. It has basically everything on their list, and it is within budget – but now it is being compared to the “dream house’. So, will they dive in and put everything they have into the Dream? Or play it conservative and put an offer on the safer choice????
