Elation! Relief! Excitement, tempered with cautionary optimism!
We finally found it. We put in an offer and after 7 hours of focused attention diversion they accepted! It was exceedingly difficult not to obsess over every minute passed.
It really is the best home for them. We don’t have to worry about ‘the one that got away’ - the one we found is perfect. It is in a great neighborhood, on a full acre lot. It backs up to a horse farm, has all the items from their ‘must have’ list and is under budget.
After the frenzy that surrounded the last home, we put an offer on, my clients expected a similar situation, however we were delighted to be the ONLY offer on day 1. I think that just goes to show that there really is the right home for everyone if you just have patience and perseverance. The sellers are already under contract to purchase another home, so they had some urgency in accepting an offer, which worked in our favor.
SO on to the next steps. All the contracts are signed, and paperwork shared with all parties of interest – Buyer, Seller, Lender, Title Agency, and Brokerages. The inspection has been scheduled for later this week. Once we review the findings, there will be more to do – but for now, we can all breathe a sign of relief that the search is over, and my buyers can start daydreaming about their new home.
